About the Role

We are working with a leading facilities management company in recruiting a Project Manager, delivering a high volume of complex and fire safety-led projects across some of London’s most prestigious private estates. These include luxury residences, penthouses, and mixed-use high-rise buildings with commercial space below and high-net-worth residential occupants above.


The role sits within their FM project delivery team, working in partnership with clients, managing agents, specialist consultants, and internal FM stakeholders to deliver compliant, safe, and efficient projects. These works are carried out within occupied, heritage, and high-profile properties, requiring someone highly professional, pragmatic, and technically capable.


Key Responsibilities

  • Project Delivery (FM-focused): Lead the end-to-end delivery of multiple building and fire safety-related projects across occupied, high-profile sites, typically within a live FM environment.
  • Fire Safety & Compliance: Deliver complex fire safety upgrades, including fire doors, compartmentation works, fire alarms, and structural improvements, often within listed or heritage buildings.
  • Heritage & Listed Challenges: Navigate unique building constraints, such as retained dumbwaiters in listed buildings or complex retrofit upgrades in heritage environments.
  • FM Environment Coordination: Work closely with our in-house Facilities Management teams, managing agents, and consultants to align project outcomes with operational priorities.
  • Budget & Resource Oversight: Manage project budgets, coordinate contractors, and ensure high-quality, safe, and timely delivery.
  • Stakeholder Engagement: Act as a key liaison across a wide range of internal and external stakeholders, ensuring transparent communication and project alignment.


Typical Projects Include:

  • Fire door and compartmentation upgrades
  • Aqua fire and structural repairs
  • Air source heat pump installations
  • Roof renewals and edge protection
  • Basement refurbishments and office fit-outs
  • Steel staircase replacements
  • General project delivery within occupied FM-managed estates


Who We’re Looking For

  • Strong background in facilities management, building services, or construction project delivery
  • Able to juggle multiple concurrent projects with confidence and efficiency
  • Some experience managing fire safety works
  • Comfortable working autonomously but open to collaboration and team support
  • Effective communicator with the ability to manage multiple stakeholders, including consultants, managing agents, and internal FM teams
  • Highly organised, practical, and solutions-driven, with a focus on risk, safety, and compliance
  • Happy to be office and site based most of the time
  • Project Management qualifications (e.g., PRINCE2, APM) desirable but not essential


Team Structure & Reporting

  • Reports to: Senior FM Project Lead
  • No direct reports
  • Part of a wider regional FM Project Management team (12 PMs across the South)
  • Close collaboration with the commercial, maintenance, and operations arms of the TFM provider
